Results were lower for April 2018 compared to April 2017. Demand decreased by 5.4% (to 24,000 room nights) driving a decrease in occupancy of 3.9 percentage points (pp) to 68%. Room rates decreased marginally by 0.7% to $118 and there was a 6.4% decrease in revenue per available room (RevPAR) of -$5.60 to $81. There were no changes in supply at 1,157 rooms.

For the year ending (YE) April 2018, average occupancy rates were steady at 72% compared to YE April 2017. This result was due to demand remaining unchanged compared to the previous 12 month period.

The average daily rate for the month of April 2018 was lower, moving down -$0.90 to $118. The RevPar decreased from $87 in April 2017 to $81 in April 2018. The Daily Rate and RevPAR for the YE April 2018 were $118 (up 0.8% or +$0.90) and $86 (up 1.0% or +$0.80) respectively.

The average daily rates throughout the week in April 2018 were similar to the daily rates of the previous two years. Occupancy in April 2018 was higher for Monday and Tuesday but lower for the rest of the week when compared to the previous year. Results for RevPAR were higher on Monday and Tuesday when comparing April 2018 and 2017 but lower for the rest of the week.

The trend in increasing demand from November 2017 which has continued up to the month of February 2018 has been halted with a decrease in demand during March 2018. The decline in demand experienced in March 2018 has continued in April 2018.
 
METHODOLOGY
 

The data in this report is sourced from STR and is collected from a sample of six hotels with 10 or more rooms in Alice Springs. Data is collected daily and collated to represent the industry and includes data for leisure, business and other purposes of travel. This sample represents 67% of the establishments in Alice Springs and 74% of the room supply.
